Why PAS 64 and BS12999 are important The British Standards PAS 64 and BS12999 are extremely important to protect the health of occupants in fire and water damaged buildings.
Flooded buildings are a high health risk from what is known as a "Black water event" from both biotoxins which are always present and the bio-amplification of the ever present mould spore. Bio amplification is expected within 48 hours
The contamination which enters a property from flooding or develops because environmental conditions are conducive will be on surfaces and become airborne. Both surface and airborne contamination can be invisible as they are below visual detection levels.
The contaminates are even more hazardous when dead and fragments and this makes qualified assessments with evidence essential if the risks are to be removed.
It is now internationally accepted that water damaged homes are a serious health hazard unless properly rectified.

The British Standard BS12999 is a management standard only and this relies solely on BS PAS V64 for the technical requirements of clearance and decontamination.
